Office/Manufacturing Facility Tenant Improvements

studioHuB architects ltd. was engaged by a large pharmaceutical manufacturer that produces automated clean rooms and filling systems used around the world, including by Pfizer and Moderna in the production of COVID-19 vaccines.

To expand production capacity from eight units to twenty-four units simultaneously, the company secured a new facility within a large warehouse in Burnaby.

Working closely with structural, electrical, and mechanical consultants, studioHuB designed a 120,000 sq. ft. production facility that includes VLM storage and racking, dust collection systems, cleaning and annealing areas, and a secondary bay structure that brings power, air, gas, and lighting closer to the specialized assembly areas. Structural upgrades included the construction of a new truck ramp and modifications to existing overhead doors.

For the office areas, the goal was to create an innovative workplace that would encourage employees to return to the office. The design includes a variety of work settings, ranging from private rooms and cubicles to shared tables and soft seating areas. All employees use a hoteling system rather than assigned desks. Numerous breakout spaces were incorporated to encourage social interaction, particularly as the company grew from 100 to more than 250 employees during the pandemic and many staff members had never met in person.

The project began with design and permit applications in January 2021, followed by building permit submission in March 2021. Construction was completed in June 2022.
